Q: I am hearing investors piling into commercial real estate. I am looking for office real estate REITs in Canada that are beaten down, will not go down but have a potential price appreciation when environment improves. I am more looking for capital appreciation and not necessarily dividend.

Q: Recently an analyst specializing on REITs said "We believe the ability for select names to maintain current distribution levels is ‘below average’, including Dream Office REIT, European Residential REIT, Extendicare Inc.,, Melcor REIT, Northwest Healthcare Properties REIT, etc. "
Does this mean there is a strong possibility that the distributions will be cut for the above noted REITs ?
Thank you as always for your insight.

Q: Dream Industrial REIT seems to be doing very well on its own. I am confused and concerned over how it relates to, and is impacted by, the other Dream offerings (Dream Office, Dream Equity etc.). The market didn't like the Secondary Bought Deal Offering (May 16th) and I'm wondering if there are other such risks with DIR.UN being part of the Dream umbrella. Any insights would be much appreciated.

Q: The REIT has made an offer to purchase 12,500,000 units at 15.50 dollars per unit. It represents about 25% of the total REIT issued units. Since the price offered is much lower then my purchased price and the stock is held in a register account I do not feel too compelled to sell it. You have indicated in the past that the REIT is a valuable asset and likely with time it will recover. Is this still the opinion you hold ? Is the dividend would remain to be paid after such transaction by the REIT?
Thank you

Q: Office reits are trading at considerable discount to net asset value. Are there any Canadian Office Reits you would recommend at this time. One criteria would be low levels of leverage.
Thank you.

Q: Hello Peter and team, I have held a position in the company for more than 10 years. It has been a roller coaster ride with a couple of boom and bust along the way. Recently, it has been recovering fast, with Covid restrictions lifting and people going back to offices. Does this run up have more legs? Is it time to trim? What will the rising interest affect REITS in general? Do you see better opportunities in REITS (not limited to office REITS)? Appreciate your insight!

Q: In my TFSA I am looking to move it to a more growth oriented stance. In keeping with this I have added ENGH and LSPD already. In what order would you sell the above (other than LSPD and ENGH)? I could sell off whole positions or just reduce the holdings either is fine. Any reasoning behind the ranking would be useful too.
