Q: Hi, REITs have seen a strong YTD and 52 weeks returns, on the back of market volatility and "lower rates for longer" syndrome, more so after BREXIT uncertainty. I have no REITs in my portfolio now. Your recent report on Chartwell Housing is interesting. Based on demographics tailwind and low interest rates environment, if I want to initiate position in one REIT name, will CSH.un fit the bill ? Also, do you think current level at $15.70 is reasonable, although it's flirting with 52 weeks high? Thanks

Any idea why paramount resources is going up everyday recently? I own chartwell retirement, sienna senior living (SIA), concordia healthcare and hydro one. I would like to take a bit more risk for higher rewards. I would like to sell hydro one and put the proceeds towards chartwell, sienna senior living, or concordia. Chartwell is 2 percent of my holdings, sienna senior is 3 percent, and concordia is 1 percent. I was thinking of increasing sienna senior to 4 percent where i get a nice dividend and a potential upside. I was initially thinking of concordia but there does not seem to be much interest in a takeover or does this process take along time. I would appreciate your comments. Thanks very much.

The Globe and Mail has it listed in the healthcare sector. That makes some sense given the demographic of its clientele. However, other sources list it in the REIT sector. It makes some sense that it would be sensitive to the housing sector (i.e. if house prices fall, fewer seniors will be able to sell their houses to move into retirement homes.)

Q: I am a Senior with a large percentage of my portfolio invested in equities, a good portion in blue chip dividend paying stocks. I would like more diversification but am not interested in bonds. Could you please comment on the news release April 8th- Chartwell Retirement Residences Announces Redemption of 5.7% Convertible Unsecured Subordinated Debentures. How do you feel this will impact the share price in the short term. How low could it get? I have been looking to add to my position. What price would be a good entry given the deb conversion is priced at $11.00 I suspect a high conversion rate and a certain amount of selling pressure (potentially strong) as debt investors are not equity investors. It looks like it has already started selling off in advance.

Q: I have a question about Chartwell Retirement Residences. I have owned CSH.UN for about 2 years and am ahead with capital gains. The company is carrying a fairly high level of debt compared to other REITS. Would this be a good time to sell Chartwell? I also have MRT.UN and HR.UN.
