Q: Is it a good time to start buying REITS or should I wait until 1/2 way through next year when we know more about this recession that everyone is predicting?

Can you recommend 1 or 2 CDN and 1 or 2 US for a long term hold?

Q: Hi 5i, looking for help taming the RIETs part of my portfolio as i own all of the above. Can you help me with selling some REITs (anything I've doubled up on or is not the best choice). I am planning on redistributing the funds to the remaining REITs. As usual your help is appreciated, if you could rank them also that would be great.

Q: I own shares in ZRE, GRT.UN, and CAR.UN. They are all down in this market. Should I hold these for a year, hoping the markets will improve, or should I sell and move into something like TCN. Can you suggest better real estate companies, where the growth might be better, when the markets move up.

Q: Hello Peter,
Algonquin Power has a current dividend rate of. 6.72 percent given the current price of 14.55 cdn according to yahoo. Does this rate include the conversion to Canadian currency. I was thinking of buying AQN over Canadian Apartment Reit mostly due to the dividend (6.7 percent vs 3.53). I know it is not an apples to apples but from an upside both seem to be the same, approximately 30 percent. If you do think it is worth diversifying, is there another reit that pays high dividend but is considered stable. Thanks very much

Q: In my non-registered account, I have had small holdings in MRG.UN and NWH.UN for years, as well as larger holdings in ZRE and FIE. I was wondering if I should consider selling all four and splitting the proceeds between GRT.UN, CAR.UN, CPX, and SLF. I am looking for income but would also like some capital appreciation.
What do you think? Note that I also hold ZRE and FIE in my RRSP and plan to keep both in that account. Thank you.

Q: Hello 5i,

I read a response to a previous question, which suggested investors who own their home already have sufficient allocation to the Real Estate sector. Just want to make sure I understand correctly before eliminating the sector from my watchlist.

Still, if I was to include a couple of REITs, what is your opinion of CAR.UN and AMT?

Q: Hi - I am just trying to better understand apartment REITs in this environment. Such REITs seem to still be in decline even though everyone is talking about how residential rents are firm and/or rising. So are apartment REITs like this one more affected by rising rates and overall mkt sentiment...than the prospect of much higher revenues? Thank you as always!!

Q: I have never owned a REIT but started looking at a couple. In doing so I realized that I really don’t know what to evaluate in a REIT (beyond type of asset - land, commercial, residential, specialty) and things I normally see as red flags may not be here. Can you tell me a few of the most important fundamentals to look at when comparing REITS (negatives to watch out for specifically, and positive indicators). For example my initial concerns were steady increases on common shares outstanding (seems acceptable and typical of all REITS) and what debt levels are acceptable. If you could tag your favourite REITS today I would appreciate. I have only looked at LAND and IIPR so far.

Q: What did you think of recent quarterly results?

Can you compare this stock on a valuation front with what ever metric you think is best for reits to Car and iip?

I have a decent sized position and thinking about adding more on the alberta re-rate /energy strength / cheap relative valuation / no rent control thesis.

Q: Good afternoon,

I'd like to add a position (or 2) in each of the following sectors: REIT (TCN or GRT.UN or CAR.UN or a better idea), energy (CNQ or SU or a better idea) and industrial (already own WSP, TFII, XYL, TT and could add to one of these or consider a better idea). I could also use a utility suggestion (either add to FTS or AQN or add BEP.UN). And, I'm always looking for an opportunity to add BAM.A to my portfolio. In what order would you add or take new positions given the current environment being favourable to a given sector and/or a good entry point for a particular stock.
