Q: I am considering adding some real estate to my portfolio. I expect interest rates to remain relatively steady or drop slightly over the next two years. Do you think now is a good time to purchase a REIT or is there more potential downside as the interest rates on their debt resets higher as the debt matures? I am specifically looking at residential real estate companies. Of the above companies which one or two do you prefer and why? Is there a real estate sector you would prefer over residential?

Q: Which do you think have the most potential in the current environment in an RRSP? Currently own TCN at a loss and wonder if I shouldn't switch. Also own DIR.

Q: You have an updated report on Enbridge (ENB) dated 24 January. In the SUMMARY section of that report I see the words "bond proxy". That's an interesting concept. I own a full allocation of ENB because it is a safe, stable source of tax-advantaged income - indeed a sort of "bond proxy". Staying with that idea, are there other equities/ETFs/products that 5i would consider to be "bond proxies"?
Can you suggest a few?

Would a close look at your Income Portfolio provide a selection of appropriate names?

Tax-advantaged income is preferred over interest-producing products.

Q: Saw Andrew Moffs on BNN Monday discussing REITs and Real Estate companies. Looking for a 2nd opinion on these 8. Maybe just a ranking from 1 to 8 in order of preference for a long term hold. Yield doesn't matter, looking for best total return. Which ones look buyable at this time?

Q: Looking for a real estate play in my TFSA with a 3-5 year hold. I note that TCN is smaller and more volatile than CAR. However TCN is currently priced at a substantial discount to CAR. I noted your comment to a previous question about investors switching to growth names from bond proxies after interest rates settle. Considering an initial 2% position in TCN. Comments please. Q: I have 20 Thousand US Cash in My US RRIF acc't. I am looking at deploying it into 5 stocks for income. I don't have any oil sector stocks or ETF, Reits or banks.Looking for idea's which could bring dividends and growth over time.Tks 5i take as many credits as required. 79 year old.Do not need any money to pay my RRIF monthly payment as I have Can account with ample cash for 18 months

Q: Can you dumb down the non-cash distribution capreit announced tonight?

For me specifically, I hold it within a TFSA - what can I expect? Don't hold enough shares to even accumulate what would amount to one share, thought I might have understood that completely wrong as I guess no one is actually gaining shares?

Q: Hi 5i, looking for help taming the RIETs part of my portfolio as i own all of the above. Can you help me with selling some REITs (anything I've doubled up on or is not the best choice). Q: I own shares in ZRE, GRT.UN, and CAR.UN. They are all down in this market. Should I hold these for a year, hoping the markets will improve, or should I sell and move into something like TCN. Can you suggest better real estate companies, where the growth might be better, when the markets move up.

Q: Hello Peter,
Algonquin Power has a current dividend rate of. 6.72 percent given the current price of 14.55 cdn according to yahoo. Does this rate include the conversion to Canadian currency. I was thinking of buying AQN over Canadian Apartment Reit mostly due to the dividend (6.7 percent vs 3.53). I know it is not an apples to apples but from an upside both seem to be the same, approximately 30 percent. If you do think it is worth diversifying, is there another reit that pays high dividend but is considered stable. Thanks very much
