Q: I have a question about retail exposure in REITs. My broker is encouraging me to sell these REITs due to exposure to retail and/or Alberta. Seeing that they all seem to have plans to rebalance their portfolios, I am less concerned. My exposure to retail is around 15% of my REITs overall (mostly via Riocan) and less than 5% of my total portfolio. My exposure to Alberta overall is about the same (mostly through these REITs). Would you recommend reducing my exposure to these REITs and in what order (descending vulnerability)?
Have about 1% in ALA ($29) and HR.UN (21). To reduce number of stks to watch I am considering selling one and adding to the other. I think ALA potentially has far better upside. Your thoughts?

Do you consider boardwalk as a good long term hold. It would be a new position for me. I do already have real estate exposure (7 - 8 %). This would be new money. I was also looking at H&R but I prefer the usual stability of apartments vs commercial. Thank you for your thoughts. Maybe a mix 50/50 would be a good idea.
I've been watching the REITs and utility/pipelines stocks take a dip - presumably due to interest rates. I remember a time when a stock like IPL yielded 8 to 10% and HR.UN not much behind that.
With interest rates due to rise in the near or medium term, how high to you see yields rising? Personally, I wouldn't be surprised to see the yields on these stock rise to 7-8%, maybe higher depending on market sentiment etc. Is there a way to guesstimate what yields companies like IPL and or HR.UN could ascend to with increases in interest rates?
Q: Hello, you have mentioned before that HR.UN has $6 billion in debt. When I look at the data on TMX Money the company has a market cap of just over $6 billion. A) Does that worry you to see that the debt and the market cap are of about the same magnitude? B) What is HR.UN debt-to-cash flow ratio? Is that too high?
