Q: I would like to invest in 2 REITs and am looking for the best potential Total Return. I have been looking at the 4 REITs listed above, but would consider any REIT. What 2 REITs would you suggest at this time? Would you recommend 1 industrial REIT and 1 residential/commercial REIT for diversification? Finally, can you please tell me the percentage of US real estate, if any, in each of the 2 REITs suggested. Thank you!!
Q: Good evening!
In light of today's announced split, what are your thoughts, particularly in regards to the residentially focused part. Is there any reason in particular why the dividend would be at risk? Would you see them increasing the dividend back to the original pre-covid levels, and if so when?
Thanks! Paul K

Q: I am interested in REITs for potential retirement income. However, when one looks into the details of the “dividends” often a significant portion of the yield is return of capital. Are there any Canadian reits that make distributions that are largely just income and if so can you advise of same. Thanks Bill

Summit Industrial Income REIT (SMU.UN)
Q: I have been a longtime holder of SMU and have done well from it The stock has been on a tear lately, now yielding only 2.81 % and is now 10% of my ( non registered) portfolio and 5% of total portfolios. I am reluctant to reduce but wondering if a trimming is in order. Please comment on its technical characteristics. Also own Crombie and HR reits. Ignoring stock weighting,I suppose if I want to trim my reits it should be the one with the least potential and worst metrics, not the one that has given me the best return so that means to trim HR. Your thoughts are appreciated. Derek
Q: Any comments on the recently announced property dispositions by H&R? Is this a positive development in your view?

Q: I have found that my Canadian listed REITS that held US real estate have done rather well. and have been absorbed by larger US entities. May I please have your top 3 or 4 REITS that are listed in Canada and that hold US properties?
With appreciation,
Ed

Q: Your most recent answers to questions about HR.UN and REI.UN indicate that you don't favour them and that they do not need to be owned, suggesting DIR.UN instead, among others. So a few days ago I replaced HR.UN with DIR.UN, and ever since, both
REI and HR have been shooting up while DIR languishes. Today alone they are up over 5% and 4% respectively. Can you explain what's happening here?

Q: It is clear from your answers that you do not like HR much (at all?), Can you add some granularity to this view? Thank-you.
Q: With the lockdowns looks like more bad news for reits. At this point would you continue to hold them or sell? I have Riocan and HR and am down about 30%. Are either worth holding on to?

Q: Happy New Year 5i!
I recently joined and have been reading as many of these questions as I can get my hands on and appreciate your insight.
I've recently started a TFSA portfolio with a breakdown as follows:
- REI.UN (14%)
- TD (33%)
- FTS (29%)
- HR.UN (3%)
- T (12%)
- SIS (5%)
- ATZ (5%)
I have been attempting to buy into companies and reinvest via DRIP and thus my preliminary focus on dividend companies (with diversity taking a backseat). What are your thoughts on REITs for growth going forward over the next couple years? Are they worthwhile keeping or do you foresee more upside with investment into growth stocks? If so, do you have a top 2 growth stocks that could compliment the rest of the portfolio in lieu of REITs?
Thanks so much!
Kyle

Q: Hi 5i:
Based on the idea that offices will not be needed as much in the post pademics future , is it worth to keep this stock (SOT) for a 5 years period?, or it would be better to switch to HR for example.
wishing a good year to your team and all members. Alex

Q: Doing a year end review of all of my holdings. I would like to reduce my position in several stocks (or eliminate entirely in the case of HR.UN and CPH) in order to raise some cash for increasing my position in several other holdings. Fairly large question, so I will divide it into 2, this for the potential reductions and a further question about the potential adds. Would you please rank these stocks in the order you would reduce or eliminate to raise some cash, starting with the one you would be most inclined to reduce/eliminate. Sector, or large cap/small cap not a concern, as I have a broadly diversified portfolio with a lot (too many, really) of names. Thank you for this, and also for the very good service. My 1st year as a client, and I will certainly be renewing. I have recommended the site to a few friends who also do investing.

Q: I am retired, living off dividends and distributions I receive from my CDN portfolio. For a number of years, I have put my high-yielding REITs with less tax-efficient distributions in my TFSA. I have paper losses on all of them, but it is a long-term game and they still have high yields, except H&R. Given H&R’s holdings, in a context more negative toward retail and office spaces, should I take my loss, even in a TFSA, and replace it with NWH.un, which I have in my taxable account and has a higher yield? Thanks, Martin

Q: Trying to reduce the number of stocks I hold. Currently I am broadly diversified across sectors and large cap/small cap, growth/dividend payers, so those are not concerns. I look at total return, and have a long term horizon, 5+ years. Comfortable with risky stocks. I have smallish positions in these 12 stocks and would like to sell maybe 6 to 8 of them, and redeploy the money into a few of the others on the list or into some of my other holdings. Would you select 6 - 8 of the above that you think are less likely to perform well over 5+ years, and could be sold, and maybe 2 - 4 that could be added to. Thank you.
Q: Any reason for the big price jump today?
Q: When does this company report? Thanks
Q: I own this stock at $19/share. Should I continue to hold and if yes for how long? When the pandemic is over?
