Q: Hi all at 5i... I have a query ....what is a better investment at this time..an individually owed, mortgage free, rental property versus a REIT? So I drew up a list...at least as far as I can see, ..pros and cons. The rental property...pro- I have a tangible asset which can generate a monthly income and hopefully appreciate in value over time. Con- I enter the world of becoming a landlord with all of its issues. There is the cost of the up keep of the property. The question remains, how much more will the property appreciate given the fact that the market is very high already. The REIT ...Pro... No landlord headaches...A steady stream of income...others that do the buying and selling of the properties held and a diversification of properites. Con...success of the REIT can depend on the management team, the market can fluctuate and interest rates can change and effect the valuation of the REIT. As far as my exposure to real estate, I,only own my own home and a goodly amount of stocks and bonds. A small percentage of the stocks are Reits. How would you weigh in on this...and could you suggest some Reits that are investment worthy. Thank you, Tamara

Q: Good Afternoon,
I am adding several positions to my portfolio. I have narrowed it down by using your reports/comments etc. . Some of the reports are dated, would like to know if you still consider these names a buy at today's level, or any other more favoured names in these sectors. Also wondering if you would recommend staggering purchases or waiting for a market pullback, realizing that some of these names are high.
All would be additions to a diversified portfolio and considered to be long term holds. Thanks for the assistance. Lavern

Q: Regarding my question earlier about 2 REIT's to diversify existing position in AX.un, I probably should have pointed out preference for market cap and mimimum current yield. I like (and anticipated) your recommendation of Chartwell however IIP.un sacrifices too much current yield and market cap security to make up for potential growth for me. Would CAR.un fit nicely given my desire for a larger market cap? Is H&R too much like AX.un? thx!

Q: I have sold most of my REIT's I own except for three.
HR.UN 2.96 % weighting (removed the Drip)
AX.UN 6.11 % weighting (Enrolled in Drip)
CSH.UN 8.28% weighting (Enrolled in Drip)
I am a little high in Chartwell I think and maybe Artis too. My overall REIT exposure is most likely way to high. My question is do I sell one entirely, trim back on the high one or remove the Drip and start to take cash. I really like these three REIT's and I am bias towards them and not sure what to do
Your thoughts?

Q: Hi 5i team,
This REIT's share price fell almost 4% after the financials release on friday. As I believe eastern Canada will do well over the next few years, would you recommend it at this price, or could you propose better alternatives ?
Much thanks

Q: Hello Peter, Please can you provide your thought on initiating a position in HR.UN REIT. Do you thinks interest rates will rise soon? Please advise.
Thank You.
Thank You.

Q: I have not had a 'raise' in a while from RioCan. I have held the stock since 1999. Is it time to part company? It's near an all time high. Can you suggest a REIT which does give good increases every year? A high ROC is nice, but not required.

Q: What percentage of REIT's would you hold in a diversified portfolio?I currently owned HR.UN and in a loss position. I am thinking of averaging down as it is only 1.5 % of my total portfolio and increasing it to 3% and also buy CSH.UN for a 2% weight and the total weight would be 5%. Is this a good idea?
Thanks

Q: What are your favourite Canadian reits for a 5 year investment ? Thanks.
Q: Question: In terms of interest rate sensitivity, would mortgage investment corporations be more sensitive to hikes than reits? If you prefer reits what is your view of H & R in that space and do you have another favourite reit. Thank you as always. Bill.
Q: H&R REIT has been weak for a few days (since Dream Office REIT reported). Do you think there is some rotation from H&R in to Dream Office? Does this switch make sense? At the current valuation H&R seems to be getting a lot more interesting. Any thoughts please?
Q: The stock is 19.40. Even if it seems 'on sale' considering recency history (last year), when oil was last at this level, the stock went as low as 8.50. Was it purely a crisis of confidence? Or, did vacancy rates increase quite a bit? Even though the yield of 6.5% looks good, the 30% exposition to Alberta is bound to show increasing vacancy rates over the the next 2 years. The chart also doesn't show much support from here. What do you think? Waiting for a few weeks shouldn't hurt right?
Q: I hold BPY, HR, TCN, REI, CIG and FSV. I have done well with all of them but am now wanting to cull the herd so to speak. It's not that the weighting is high for the group, I'd just like to keep a couple that would offer the best long term (5-10 year) growth opportunity. Can you help me pick 2 or maybe 3 to keep?
Thanks!
Thanks!
Q: I bought H&R a couple of years ago and ok generally with the performance and growth in underlying property value and debt management. I'm curious why they haven't increased the monthly distribution in 2 years given that their FFO payout is under 70%. Any word or planned update to your rating for H&R? Thanks in advance.
Q: HR.UN is the only REIT stock that I owned. It make up 2.25% of my portfolio. I am under water by 12%. Would you recommend this stock as buy and increase my holding or add another REIT? If I should add another REIT what would you recommend.
Thanks
Thanks
Q: Which of the following reits do you favor at this time for the combination of dividend safety and capital growth: HR.UN, CAR.UN, REI.UN, SRU.UN? I am contemplating adding two to my RRIF. Thank you, Barrie
Q: I have been hearing that now is a good time to buy REIT's. Several have dropped up to 10% in the last couple of months. Would you please give me you top 3 picks in the REIT sector.
Many thanks
