Q: What are your thoughts on Simon Property Group? The dividend looks attractive but not sure about its growth prospects, especially with respect to shopping malls & eroding foot traffic with online options.

- Iron Mountain Incorporated (Delaware)Common Stock REIT (IRM)
- Prologis Inc. (PLD)
- Simon Property Group Inc. (SPG)
- VICI Properties Inc. (VICI)
Q: I’m looking to add a US REIT to my portfolio. Can I get your thoughts on how you would order these 5: SPM, O, VICI, PLD, IRM? Also, what would be your choice of a US REIT ETF?
Q: Good morning - reading about the 10pc withholding on US publicly traded partnerships and the US tax filing requirement to get the wh back. I have positions in two REITs in the US and wonder if I shouldn't bail right now and avoid the filing requirement. Also, part of my holdings are in registered accounts and this does not look good to me. Please advise. Thanks as usual.
Also, Merry Christmas to all of you at 5i. Your service has been a big help to me over the years, thanks again

Q: SL GREEN, despite its recent dividend cut, seems a decent choice. Would you suggest buying REITs at this time and, if so, which ones? I am a retiree seeking inflation-resistant income.

Q: Your thoughts on purchasing this stock. Great yield , I already own some but it looks tempting.
Do you think weakness recently is because of higher interest rates and do they have excessive debt?
Thanks Bob

Q: Do you like SPG ? Is it a good time to buy now? Thank you.
- Simon Property Group Inc. (SPG)
- SmartCentres Real Estate Investment Trust (SRU.UN)
- Brookfield Property Partners L.P. (BPY.UN)
Q: I had bought BPY for a number of reasons including the eventual return of mall traffic, the fact that it had room to run to get near to its pre-covid price, the dividend and then of course, having Brookfield management behind it. The closest replications I can find are Simon Property Group and SRU in the U.S. and Canada respectively. Can you speak about their payout ratio and management quality, and especially their main risks in the medium term. Thank-you.
Q: Hi last question was in June. Barrons article this week likes this stock. your thoughts? Thank you. Bill
Q: I bought this one the other day for no other reason than it was going up which it's continued to do. I like it because it has not yet recovered to pre-covid prices. What do y'all think? Thank you.

Q: Hi Guys. Any thoughts on why this stock has been hit so hard of late? Seems to be far worse than its peers...is this industry or company specific? Thanks.
Q: I know you do not focus on US stocks but can you give me some reasons why in your view this high quality commercial REIT is declining for the past six months. Aside from the interest rate moving higher and the sector moving lower, I do not see any reason for the move lower.
Thank you
Jean

Q: good afternoon Peter and TEam,
I own Simon Property Group which released reasonable financial results for the past 1/4. The stock has seen some sell off since reporting. Is there something I missed or is this profit taking in a interest rate sensitive group? Thx
