Q: your thoughts on recent quarter and where there going in future?
Q: Nexus has run about 10% recently including 5% in one day. It was steady to slightly positive in Monday’s weakness which was not typical. I own it. Do you have any comments or any insight regarding Nexus?

I have had Chorus in my unregistered account for some time and enjoyed the dividend that it had. Now that there is no dividend and the price has recovered somewhat, I am thinking of selling it and putting it into other monthly dividend payers that I hold. I was thinking splitting up the proceeds ($25,000) into DIV, EIF, NXR, SPB, and DIR.UN. I am looking at income (being retired) and want relatively safe dividends. Chorus had none and who knows where it will be a year from now. Why not put it to work in these monthly payers? Are there any in the group you would not put any of the proceeds into and would it be best just to add $5000 to each or would you put more into one. This is a small portion of my holdings and the above stocks represent between 2%-5% of my holdings.

Q: Please rate four REITS above for 5 year hold. #1 best, and reasons for choice. Any you would not recommend. I hold SRU.UN & REI.UN All in TFSA. Use dividend yearly for income.

The commercial real estate looks like mainly leased to grocers, dollar stores and banks.
Only concern seems to be their office space which seems to be a small portion.
Also, what % of their real estate is office space?

Q: Could I please get your in-depth analysis on the above companies? How sustainable would there dividends be during a business downturn in a low rate environment?
Q: Every once in a while, I see a question asked about this company, and your response always says that being small they have small cap risk. While that is true, I have never seen another company that has been so consistently stable between 1.90 and 2.00. Rarely strays away from the $2.00 mark. For 5 years now. So, as a monthly dividend payer, at 8%, this is one of my go to stocks when there is market uncertainty. No growth but consistent dividend.

Also, the stock trades between $2-$2.10 and has a NAV around $2.30. How does that compare to other REIT's. Do most REIT,'s trade below or above NAV and if so, why? Thanks Rob
