Q: Can you explain Dreams announcement at the close today. It seems DIR has done a bought deal of 12.5M shares at a price of $14.20 (a little below todays close) to raise money which they will then use to buy back 12.5M A class preferred shares? This is a confusing one, why would they do this? Also will this hurt the regular DIR share price since its diluting the shares? Would you buy or is this a bad move? Thx

Q: I am considering adding some real estate to my portfolio. I expect interest rates to remain relatively steady or drop slightly over the next two years. Do you think now is a good time to purchase a REIT or is there more potential downside as the interest rates on their debt resets higher as the debt matures? I am specifically looking at residential real estate companies. Of the above companies which one or two do you prefer and why? Is there a real estate sector you would prefer over residential?
Q: NTR's SP has been hit hard of late. Is this just a usual market panic or there is substance behind this set back. I'm sitting on the sideline with some cash and is debating if I should add to my current position (still up almost 65%) or add to my DIR.UN position (currently at an 8% loss).
NTR currently yields about 3% and DIR.UN about 5%. However I'm more interested in growth and less so than yield. Your advice? Thanks.

Based on the questions pertaining to taxable dividends, and managing an income portfolio for my elderly parents, is there a substantial difference in tax treatment, if the above funds are held in a cash account? I was fortunate enough to get DIR.UN into a TFSA and am slowly moving AW into a TFSA as well. Do I take out the growthier names in the TFSA’s and move in the ETF’s or just let them go in a cash account?

Q: I must progressively restructurate a non-registrated portfolio, recovered in early 2022 for self-managing... Here are the percentage of each stock vs all portfolio, and also indications (+/-) if they are at a profit or at a loss on paper. stocks at profit are: BIP.UN (8% of portfolio), CM 5%, DIR. UN 3%, BIPC 1%, BCE 5%, ENB 2%, SGR.UN 1,5%. Stocks at a loss are: BN.PF.D (5% pf portfolio), TRP 1.5%, VET 1.2%.
My objectives are in order: stability, dividends, and some growth if possible.
Some stocks represent a probably too high percentage of the portfolio, I would not sell them “only to rebalance the portfolio” if they are still safe (to avoid non necessary capital gain tax), but I shall sell if they represent a risk. On the other hand, I would not sell stocks with a loss if they respond to my objectives.
I have already balanced a good part of this portfolio with ETF and a selection of stable dividend stocks. Those are the remaining stocks from the original portfolio..
Please give me suggestions for each stock according to objectives as : keep, sell, or sell partly. All of your comments are always greatly appreciated.
