Q: I don't see any questions yet on the recently announced buyout of Pure. Kind of odd, I thought. For myself, I had a fairly sizable investment in this one and sold off almost as soon as the offer was announced. I felt that Pure has had ample time since the last offer from this same company to find a better offer and doesn't appear to have yet. Kind of taking a bird in the hand rather than two in the bush. What's your opinion on this?

Q: I have held RUF for a few years, bought mainly for income with the view that the apartment space should be somewhat stable (?). With the buyout offer last spring I sold half and bought SRU (which has done well). Now that RUF has no offers, the price took a dive and the yield is back up. I am considering selling SRU and putting the funds back into RUF. These are held in an RSP, so taxes are not an issue. Could you comment on the following for both RUF and SRU:
1) the payout percentage
2) the debt levels and how they compare to their peers
3) the price to NAV
I like that SRU has a large Walmart base as well as some of their proposals to reduce retail exposure - but execution is a factor, and it will take time. Based on my "stable income" orientation would you suggest selling SRU and buying back RUF, or just sit tight? Or something else?

Q: I held about a 3% position in Ruf, and sold half shortly after the potential buyout offer a couple months ago. The stock is now down and seems to be settling in around $9. As the current price is lower, I am considering buying back what I sold, hoping for a better offer and collecting the dividend in the interim. Do you have any updated information about the offer, your opinion of what might happen, and if buying it back makes any sense.

Q: Could you comment on the buy-out proposal at $9.79 this morning. I would have expected the price to jump up to near that level quickly, which it has not (10 am). I hold a moderate position - would you sell or wait for more movement in the stock price? Electra has already raised its bid once, so this might be it.
