Q: A number of years ago I held Timbercreek, and got the nice dividend plus some minor capital gains before selling. I am now looking at it again - or something similar like FN or MKP. Could you comment on the outlook for the mortgage companies in general in the current environment (assuming rates continue to go down), and also if we should enter a recession. Would you buy one of these companies today, with income the primary objective, and how (and why) would you rank these 3? Is there a better option in this category?

Q: I am considering starting a position in First National Financial Corp., Canada. It is dealing with mortgage financing with a healthy yield around 6%. Information that I have found indicates 70% ownership by principal owners so that liquidity may not be great. Is this company worth adding to an income focused portfolio? My other financials are Canadian banks, BN, BAM, AD,UN

Q: Hello 5i Team,

Historically, FN has been a solid choice for income with modest growth.

However, I'm uncertain about the effect (i.e. headwind? tailwind?) of the current and near-future situation where people will have to renew their mortgages at higher rates, potentially leading to an increased number of defaults.

Is it a Buy, Hold or Sell?

Or is a Canadian bank stock (e.g. RY or TD) a better choice at this time for overall return?

Q: Good afternoon!
This is one of Dorr Capital's funds that invest in mortgages (assumedly higher risk), and are speculating (pun intended!) a return of 7.5% annually, with distributions monthly.
The management fee is 1.25% (Series "A") or .85% (Series "F"). There is a cost to redeem on 30 days notice of 2% if in 1 year or 1% if in the second year.
I don't think this is much of a good idea, but was wondering:
1) Your thoughts on this specific investment?
2) Would there be any equities you could steer me towards that do this type of investment but without the management fees or the slow redemptions?

Q: Am looking at two for a company with good yield and growing dividends. Quick analysis : both have good management ; different sectors, one with oil/ gas issues and the other has risks in the housing market. Would FN follow the banks movement and how close does PKI track the oil/ gas index ? Understand PKI is in one of your models. PKI keeps hitting the $40.00 mark and has difficulty breaking out while FN has declined recently. Your choice ? Thanks. Derek
