Q: I am woefully underexposed to the real estate sector.
Could you please identify your top 3 Canadian stocks, REITS and ETF's which one might play for the impending interest rate cuts in 2024?

Q: Hi 5i .. i hold these REITs currently: Bpy.un (1.5% of my portfolio), car.un (3%), chp.un (2%), crt.un (1.5%), iip.un (1.7%) ... to simplify things, and diversify further, would it make sense to sell these and just buy an etf like VRE or ZRE? (for a 60 yr old div investor .. which is preferable?) ... or, is the status quo the way to go? thx!

Q: I would like to buy a REIT etf for my TFSA, to capture some tax-free income, and trying to decide among XRE, ZRE and VRE. What would be your recommendation? Or is your choice none of he above but something else?

Q: Hi - I have no REIT exposure and am considering adding either VRE or XRE. They are both promoted as tracking the TSX/S&P capped REIT index. When I overlay a graph of their 2 year price performance sure enough they are virtually identical. At first glance it would seem a no brainer to go with VRE since the MER is 1/2 that of XRE (.35% vs. 61%). However, it also appears XRE pays a substantially higher dividend ( ~ 4.7% vs. ~ 3% depending on the source I check). Can you shed any light on why the difference in the dividend when they are both tracking the same index? Do you have a preference for one over the other? Thank You

Q: Hello 5i team,

Which ETF is best suited for a long term hold (30 yrs) in a TFSA that will be DRIPPED and contributed to annually. I like the equal weight positions of ZRE but with a higher MER of .61% over the long term it seems the fee's could really start corroding my capital. VRE is the cheapest but also has the smallest yield and is market cap weighted. Is it possible BMO could lower these fee's in the future to stay competitive? I would eventually like to draw income from the holding.
