Q: I am considering buying SIA. But you comparitve analysis at the end of your Chartwell report indicates SIA has a PE of about 44 vs the average PE of the group is in the mid teens. This scares me. Am I missing something. Your comments please.

Q: Hello; You have spoken favorably about SIA in previous commentary; My concern is about valuation and its vulnerability in an increasing rate environment. Can you comment about SIA's stock price relative to operational cash flow. I suspect it is in the 15 to 20 range which seems very high. Thanks for your great service.
Q: Sienna Senior Living has been undergoing a steady decline for a number of weeks now and I would appreciate your analysis on possible reasons. (1) Is the stock merely falling back to a more reasonable evaluation or (2) do the recent acquisitions of Nicola Lodge and Glenmore Lodge raise the likelihood of a new share issue going forward and shares are being sold in anticipation of a significant drop in price? As always, thank you for your valued opinion.

Maybe Sienna SIA is a better choice for income and some growth than either EXE or KMP.UN. SIA seems to have a better dividend history. I already have a full position in CSH.UN. Your advice?

I recently purchased a small position in Killam Apartment REIT in my TFSA. It was chosen as an income investment. I am now having second thoughts that maybe Extendicare would have made a better choice.
Both have about the same dividend yield now but I think now maybe EXE has more chance of growth. However I see KMP have skipped 2 monthly dividend payments in 2015 and one so far in 2016. Is this a real concern? But then EXE cut their dividend over 40% in 2013.
Also in tough times vacancy rates at KMP might be much greater than at EXE. It is easy to sell KMP and switch to EXE with my discount broker. What is your opinion of these two companies and what would you advise me to do? I am just looking for reliable income and maybe a bit of growth.

Second, Sienna Senior Living is either stable or goes down a bit where as Chartwell continues to grind a bit higher. Any idea? Lastly, ATD.B has pulled back a bit. Do you see this as a good opportunity? Alternatively, i was simply thinking of increasing my weights on Savaria Corp given the results and forward guidance and Knight Therapeutics as it seems like it is becoming a health care fund with great management. Q: Hi Peter. Would there be much point in selling Smart Reit and buying Sienna Sr. Living to reduce my Reit holdings (18%) and increase my Health Care (0%)? I'm thinking they will act the same if interest rates ever rise.

Q: Hi, what is your view of the REIT space right now? They are declining a lot today relative to normal stability, but have been strong lately. I have the ones listed as well as SIA with isn't technically a REIT but in the same area. I believe the new Real Estate category is coming soon, and the US election. In general is it good timing for the REIT sector over the next 6 months. And would you consider any other REITS better than the ones I currently own at the present time? I'm well diversified so I'm not over my % for the category, although could consolidate to fewer than 4 holdings.
Q: Hello thinking of switching out of this stock. While there is a dividend it isn't large enough to offset in my opinion the geographic doldrums. Am thinking of switching to SIA or Milestone REIT. With the recent gains, i reduced my chartwell residences to 4% from 8% weighting. I was thinking of reducing it to 2% and using the proceeds to buy Sienna Senior Living. Do you think this is a good switch or the risk reward is better by simply keeping chartwell and collect the dividends. I am thinking of doing this as chartwell has gone up quite a bit this year. Thanks
