Q: What does Morguard see in PLZ.UN as an investment when
shopping centers seem to be under so much pressure?Is this a contrary strategy or the sign of low interest rates?

Q: I read the report that you just published on MRC and am very intrigued.

What strategies are available to Morguard in order for their stock price to realize their NAV or book value?

I know your focus is equities. I would appreciate any thoughts you may have about the risk of buying Morguard's 5 year corporate bonds on offer to retail investors? They would be part of a diversified 5 year bond ladder of corporates rated BBB or higher.

Q: Hi guys
This recent option exercise at Mainstreet does not seem to be in the interests of shareholders other than Bob Dhillon.

Your thoughts? Is it anything less than standard? I would see less issues if other directors had also been involved but it would appear to involve just the principle owner of stock.

I have held Mainstreet for quite a while. Other than a sale of the company, is there anything else that could move the stock price closer to book value?

I also own Moreguard and am considering selling MEQ for Moreguard - your thoughts.

Q: What are your thoughts on MPC? I am trying to find a small cap real estate, non reit company that is growing their real estate rental units with reasonable dept. levels. I would prefer investment back into the company over a large dividend. Do you have any other names I can look into?

Q: I will be retiring at the end of the year.
My theory is that inflation is about to rise at a quicker rate than it has recently.

Q: we have fcr first capital realty in a taxable account. Small gain. would it make sense to switch to Morguard, in a view to minimize dividends, re claw back, and may be have superior growth opportunity.
