Q: I currently don't have any REITs in my income portfolio but am now considering adding a couple. I was considering the above 4 but really want to add only 2 names. Which would you consider or would you suggest something else? Looking for reasonable income with an eye on preserving capital during rising interest rates.
Q: Would you be able to rate the above in order of preference based on overall appreciation/performance over next 2-3yrs - also confirm whether you would be a buyer of any or all of them at this point in time and finally what exposure does each have to the Alberta economy.
Q: Good morning...I agree with many of the comments that you are providing a phenomenal service and great analysis...I have also been investing for the last 25 years with some wins and many losses...however, my position has improved significantly since being a member of 5i with proper stock/sector allocation...introduction to some stocks ....CSU, GSY, PBH, KXS...greed some times get the best of us and looking for someone to blame when it doesn't work out is all to easy......Thanks again!!
With some extra cash not want to sit....what REIT would you recommend for income and maybe a bit of growth...currently own SMU.UN and CSH.UN....was hesitant to add Retail but read article in Globe regarding Riocan, sounds interesting....can you provide a few of your favorites over the next 12 months to hold until move to more growth....(not concerned with weightings or tax)Thanks
1 - Looking at Interrent, Boardwalk and Killam, it seems like they measure their debt differently. Boardwalk does a ratio of debt to FMV of assets, Interrent seems to do debt to GBV and Killam does debt to total assets. Which metric is correct and is this not a standard measure?
2 - I put a few companies on my watchlist, but I don't seem to be notified when there is a question about them.
Q: Can you please comment on IIP's recent quarter? Also, in a previous answer, you mentioned that the Company's debt was increasing, but debt to GBV is 43.5% in the most recent quarter which seems reasonable. Do you agree?
Q: Please subtract two question credits if you feel that is correct. First, are REIT"S good to hold in a down market, i.e. bear or recession? I am thinking that ones pertaining to rentals would be? I hold TCN,CAR and IIP in my TFSA. TCN is not doing great and I am worried the future U.S. housing market if the U.S. economy tanks, will be affected by it. thinking of swapping it for PRV ( I like the dividend) or adding more to IIP and CAR instead. Looking for good income.... your thoughts please,

Q: I own a position in this Company and it is up about 45%. I want to add more since o strongly believe in multi family units and I find this way of investing much easier than owning an actual apartment building, which I was considering. Should I wait for an equity offering to add to my position? What is the end game for interrent? Do they keep growing the portfolio to eventual sell to a bigger player or keep acquiring properties to become a bigger player. What’s your opinion?
Q: My questions is about REIT investing. Seems that REI.un, BEI.un's 5 year return is cyclical, could be just back to original value whereas CAR.un and IIP.un value climb nicely over a 5 yr. period. Any difference in selecting these REIT's ?
Q: I own both of these companies and I have very good gains on each of them. What is your rationale for adding to a winning position? Should I wait for a pullback or add to it monthly for the next 3 months or so in addition to the DRIP.

The only REITs/Healthcare I own are SIA [3.3% position] and CSH.UN [3.8%]. I am considering buying one or more other REITS for the long term for the income. Could you please advise what REITs in any sector you would suggest that are sufficiently robust to prosper through the next inevitable market correction/crash, have low enough debt not to be of great concern, have a history of growth and rising dividends, and hopefully pay dividends in the 5% range.

Q: I have about a 3% position in HR.UN and a 4% position in SRU.UN. Both pay a good dividend but I'm down about 9% in both. Perhaps I should switch to a residential or industrial Reit for more growth potential. Any suggestions?

Do you recommend this or would you leave things as is or possibly consolidate to just one? If so, which? Weighting is high - 17% for REI and 10% for TCN.

Q: For an income porfolio (like 5iR's), I am thinking of buying CAR.Un and IIP.un for a long-term hold/investment. I know 5iR held CAR,un and am familiar with the differences between these two RIETs (thanks to the question/answers by 5iR). I would like to buy both as a combo. My question is what weighting would you give to a combination of these two?.....Like 4 or 5%?........And what would be the split be? ....like 50%-50% ?.....Thanks.....Tom
