Q: I currently hold BPY (up 50% over cost) and H&R in my portfolio 4% and 3% respectively.
I am considering swapping BPY for BEP for the additional income. Your thoughts?

I also plan to crystallize my capital losses and purchase the following ETFs:
Non registered:
ZPW – US Put Write
ZWE – Europe Covered Call hedged to CAD.
ZWH – US covered call
CPD – CAD preferred
XRE – Capped REIT

Registered (RRIF):
PGX:US – Preferred.

Each would constitute 2% - 3% of my portfolio. Diversification is my intention, but risk and surety of income is the primary consideration in all of the above noted.

Again, your thoughts.

Q: My gains accumulated over the last two years on BPY.UN is about to be totally wiped out in the last two trade sessions. I know BPY.UN is heavily invested in the U.K., for example the Canary Wharf, will Brexit have such an effect on its real estate holdings? Or this is an opportunity we can take advantage of and load up again on this stock.

Q: I received e-mails offering me two Preferred Shares: Pembina Pipeline Corp. 5.75% Rate Reset Preferred Shares Class A, Series 13; and, Brookfield Office Properties Inc. 6.00% Minimum Rate Reset Class AAA Preference Shares, Series CC. They both have juicy yields and are tempting to purchase for income. The high yields are the upside, I would appreciate it if you could provide me with the downside to buying these shares in an income portfolio. Would it be best to simply buy CPD? Thank you.

Q: Just to clarify the tax treatment re: BPY.UN distributions. I have held the TSX listed BPY.UN, BEP.UN and BIP.UN for a long time in a taxable account and there are no US withholding taxes withheld on the distributions. The distribution is taxed differently than a straight dividend (via the T5013) however. If you held the US listed stocks I think there would be a US withholding tax. Hope this helps.

Q: Hello Peter & team,
The interest sensitive RE/Telcos/utilities sector represents 9.2% of my portfolio; it comprises BCE,BEP.UN,CIG,FSV,TCN. The last 3 have contributed to a healthy 24.7% total return so far this year.
As I also own BAM.A and BIP.UN (in other sectors), I'm thinking of adding BPY.UN to this sector and thus adding 1.4% to the sector weighting.
Your opinion is most valuable.

Q: From an investment standpoint, would you rank Brookfield Property Partners (BPY.UN) in the top 10% of real estate investments listed on the TSX? Which others would you consider for an investment ahead of BPY.UN?

I already own a 4% weighting in another Brookfield investment - BIP.UN. In your opinion, would I be better diversified from a company standpoint by considering an alternative real estate investment?

Q: Yesterday I asked a question regarding tendering BPO shares for BPY. In your answer you stated "Because BPY is a limited partnership, income distributed to shareholders is taxed a little differently". I should have noted that my BPO shares are in an RRSP. Since there will be no tax implications inside my RRSP, would you then recommend the option to tender Limited Partnership Units rather than the Exchange Limited Partnership Units.

Q: First, I would like to thank you for this incredible service, i.e. the opportunity to ask an investment question.

BPY is acquiring BPO. Which would be more prudent, accept the offer by BPY to exchange my BPO shares for an equivalent BPY or sell my BPO shares at 20.34/ share, which is higher than my purchase price. What are the future prospects for BPY and REITS in general. After the sell-off in May (QE taper scare!), many REITS are moving up but they are still a long way from their highs.

Q: I own shares of BPO which are being taken over by BPY. I have now received a "Voluntary - Purchase Offer". I wish to take your advice from 20 Sept 2013 which was to "take the maximum cash and stock option". However, I am not sure if I should choose "Option 6: Tender - Limited Partnership Units", or "Option 8: Tender - Exchange Limited Partnership Units - Residents of Canada". I do not understand the use by Option 8 of the designation "Exchange". Both are for Canadian currency accounts only. I reside in Canada. Your advice would be greatly appreciated.
