Q: Hi
I am a long time holder of MEQ and I am wondering your overall thoughts considering the 50% growth this past year and if this is the beginning of bigger moves to come for MEQ as they break the 1B market cap.
NAV is a hard thing for me to evaluate, but the company keeps stating they believe they trade below NAV, would you agree?

Q: I had 2506 shares of BPY.UN before the merger.
Now I have 228 shares of BAM.A and 164 shares of BPYP.PR.A. The value of these two spinoffs is about $40,000 less then the 2506 shares of BPY.UN. Why is this?

Also should I sell those latter two as they only comprise 0.55% and 0.18% of the portfolio or combine the two and add to BAM.A.
Does this also mean I am reduced in real estate as a result of the merger?
Thanks Please deduct as many credits as needed.

Q: I recently submitted a question about possibly under-levered reits, and was surprised to receive an answer about "cheap" reits. To my mind these are quite different concepts.

Q: I have been a longtime holder of SMU and have done well from it The stock has been on a tear lately, now yielding only 2.81 % and is now 10% of my ( non registered) portfolio and 5% of total portfolios. I am reluctant to reduce but wondering if a trimming is in order. Please comment on its technical characteristics. Also own Crombie and HR reits. Ignoring stock weighting,I suppose if I want to trim my reits it should be the one with the least potential and worst metrics, not the one that has given me the best return so that means to trim HR. Your thoughts are appreciated. Derek

Q: Do you know of an ETF that specializes in industrial REITs? I think warehousing and distribution centres will continue to be a growth business. Would you agree?

Thank you.
