Q: We are all aware of the impact the increased bond interest rates have had on the reit sector.In your replys to questions on this subject you repeatly say we should not expect too much capital gains in this area.Do you feel that the future increase in interest rates will impact the current stock price or is most of the reduction in stock prices now mostly built in?

Q: Hi Peter & team;
I submitted a question on Dec 22 with reference to shorts on bond funds and got a small part of it answered. The reason I am interested in shorts on the various bond funds is because Amber Kanwar from BNN stated on
Dec 18 that TLT has shorts of 119%. She stated that somehow the way the bond etfs are ,they are able to borrow more than 100% to short??. On the same date Chris Low from FTN Financial stated that in the next two months we will see the mother of all short coverings in bond funds. I would appreciate your help with the items in my question. I also asked a question about Retrocomm mid market reit and no answer. Thanks for your help and all the best in 2014.

Q: MRT.UN appears to have a low pay out ratio relative to other REITS. Would you expect it to have greater growth prospects in comparison to others? What are the prospects of reaching its former highs within the next two years?

Q: Happy holidays 5i team, thanks for the great market insight this past year. Curious to hear your thoughts on REIT INDEXPLUS Income Fund (IDR.UN) from Middlefield. Its yield is 7%+ and is a combination of active/passive management with a fairly low fee (0.6). I like it for the income and diversification across the sector, as I have no REIT exposure currently. Good choice, or would you recommend one or two specific REITs above all others? Thanks and happy new year - Brad

I have some REITs and are holding them for income for a yield of about 4-5%
From what I understand, switching some of those to FSV and TCN
both are involved in real estates especially in US could offer a better potential of
capital gains (though lower yield) than the current REITs in Canada, would that be
a correct assumption ? Merry Christams!

Q: Peter and staff, My question is on Cominar. It cotinues to be not well liked by the market. Many of the other reits have stopped going down or are recovering somewhat. I thought that Cominar was a very good stable reit. I must be missiing something. Can you please tell me what it is? Is there something different about Cominar from the other high quality reits? Q: I would like to clarify my understanding of convertible debentures. AFN.DB, for instance, matures Dec 31 2014 and pays 7% interest. It is callable Dec 31 2013 by the company. I understand that its conversion rate was set at 22.23. Assuming that AgGrowth does not call the debenture and that I was to purchase it in early January, I believe I could expect two interest payments in 2013 and then 22.23 shares if the shares have reached their target price of $44.98 or higher by the end of 2014. Presently, the debenture is priced at about $40. If the shares do not gain further value in 2014, do I get $1000 in cash at the end of 2014 when the debenture matures or does the company change the conversion ratio in order to return the value in shares? Is there a negative impact; i.e., a significant dilution, on the stock price when the company suddenly releases all those shares to pay back the debentures? What is meant by the premium on the debenture? Is it the difference between the present value of the debenture and the value at the conversion rate? Q: Hi Peter, The 12 months return for XRE is down 8% (including dividend) is it time to get in? For a 10% position in a portfolio (retired), is it best to buy 3 or 4 individual REIT or simply buy XRE? (Riocan/H&R/Callaway/maybe another one...all equal weight). Also,I would include BEP.UN within the 10% allocation
