Q: I currently hold the 5.75% convertible debentures from Healthlease Properties and I am confused as to how today’s takeover announcement affects the debentures. My understanding is that holders can convert the debentures into shares at $14.00 (which is almost in-line with the takeover price) or they may be purchased back by Health Care at 101%. Both options offer only a very tiny premium yet the debentures are trading higher on the news (right now at $105). I am inclined to sell now for the current premium unless there is something I don’t understand. Does selling now to take advantage of the uptick on this news make sense?

Q: Hi
I am holding HLP.UN which has received an offer for $14.20.
It is currently trading for $14.23. Is there any possible benefit to waiting for the transaction to occur or would I be better to sell the units today? Thanks!

Q: Hello Peter, I'm holding two smaller REITs, NWH.UN and ACR.UN, intended for longer-term, higher-yielding RRSP investments. Can you offer any comments on these? Basically, if these continue to be stable 7-8% dividend payers, I'm happy to own them for several years. Thanks! Bob

Q: Hello Peter,Ryan,and Team,
Would you update your thoughts on Fam Reit (F.un) after its quarterly report. The Huntingdon(owns 29%) strategic review was anticipated for June 2014. My take is the payout ratio this quarter is too high, debt has been reduced,a new building will be accretive. Is it a buy now for long term income?

Q: Good morning ,
A new trust DRA.UN formed from an amalgamation of assets has traded for about 5 weeks. Would you consider this an appropriate investment for a renewable infrastructure play? Dream (Dundee) is a well established firm with reasonable depth. What would you suggest if the timing is too early for Dream?
Thanks Guys

Q: True North Commercial RE Investment Trust -- TNT.UN -- seems to have fallen off the map. RBC Direct Investing no longer covers it, it's not trading today, and there's no news on its website. Can you dig anything up? Thank you.

Q: Peter & Team ;
Would appreciate your thoughts re longer term safety of distributions and financial strength of Artis Reit (AX.UN)(assuming we get increasing interest rates and ultimately a recession).
Average term to maturity of mortgages is only 4.4 years .
Would not consider buying until after rates move up some ,price goes down and yield goes up (willing to let train leave without us).

Q: CTL.US I have held Century Link mostly for income for some time. I do not see a reason for today's pop. Can you please enlighten me and advise if I should sell into it or hold. Is the reason likely to be a catalyst for more growth? Thank you, Gayle
