Q: The ex dividend date is Nov 26.2014, the date of record is No 28. If I sold the stock on the 26th who gets the dividend.
Q: Good morning Peter and Team, What are your current thoughts on CAR.UN? As an anecdote, we live close to several of their properties, and they appear to maintain them reasonably well for rental buildings. Their 5% discount on DRIP'ed shares is also attractive. Alternatively, are there other investments in this space that you prefer? Thanks in advance for your guidance.
Q: Want to replace HLP.UN with same similarity, please provide 2 or 3 suggestions? Thanks.
Q: Did you read in the Nov. 18 Financial Post that the S&P Dow Jones Indices and MSCI Inc. announced plans to promote real estate from its current designation under the financials sector, to a sector of its own, thus bringing the total number of sectors to eleven. This is to be implemented in 2016. In this scenario, how might you revise your sector weightings? And would you recommend already gradually incorporating these changes into one's portfolio?
Thanks!
Thanks!
Q: I'd like your opinion on Chartwell REIT (CSH.UN). Both it and Lesureworld (LW) have performed extremely well in the last 12 months, especially if you consider the dividends/distributions they provide and how safe/stable they should be.
I currently only own CSH.UN, and it represents about 10% of my overall portfolio. Would you maintain an overweight position or sell half and buy LW? Do you think the sector is overbought? I'm almost 35, and am ok with taking on some risk.

Q: Hello Peter, Ryan, and Team,
Fam Reit is undergoing a transformation under new managers. It is to become solely an office reit(suburban focus).Fam is to acquire a seven building package from Slate with a 91% occupancy. With these major changes, it will not be the REIT I purchased. With many uncertainties, could I have your assessment of whether it is a hold or sell at this time?

Q: Could you give me your opinion on CWT.UN which represents ~1% of my portfolio. They seem to have reported good results for Q3. In your opinion, are they likely to be impacted by e-commerce over the next few years?
Q: Read a report on this Reit. (buying properties in Europe)

Q: Dream Office has reached a new 52 week low this morning. I own 500 shares at $33.00. I bought it primarily for income but these new lows are making me nervous.
Would appreciate your advise. Hold or sell or ?

Q: In my portfolio I have Rio Can to cover my real estate, and I am wondering if First Service would be a better choice. I just have a small gain on Rei.un plus the dividend. Should I sell Rei.un and buy FSV? I have all the other names in your model portfolio except SYZ, & DSG.
Thanks very much for the wonderful service!

Q: On September 15 NWH was at $10.11 and you commented that it was fine for a long term investment. Do you feel the same way at $9.38 or is there now a problem with the company?
Thanks
Thanks
Q: Hi team, I already have a position in CSH.un Chartwell and was thinking of adding another position in a different company in the long term care space. I was trying to decided whether to chance EXE at these price levels or just take a position in LW whose stock price has held up rather well over the last couple few months. If you had to choose should I just add to CSH (less than 1% of my current portfolio) or take a position in one of the other LW or EXE. Opinions? As always thanks for your time.
Q: ANY THOUGHTS ON THIS REIT

Q: Good Morning
Pure Multi-Family REIT has two issues listed RUF.U and RUF.UN. What is the difference between them? Would you recommend an investment in this company?
They also have a 6.5% convertible debenture. Would the DB be a safer place to go in a young business? Would the shares be better held in a RIF or TFSA?
Thanks as always for your guidance.
