Q: I read they have just bought a number of shopping malls whose main tenant is Target. Will Target's leaving have a major impact on the stock long term?

Q: Hello Peter,

Can I please get your views on NorthWest International Healthcare Properties REIT . It is a small company with a market cap of approx 172m and 400m of debt. It pays an 8% div and has properties in Australasia, Brazil, Canada and Germany with less than 20% revenue in Canada. My concern is it has lots of debt but the affo is increasing substantially. If you know of another international healthcare REIT that might be better to investigate.

Q: In replying today to Paul's question about chartwell versus leisureworld, you refer to them both as REITs. The TMX website's sector description for chs.un is REITs and for LW it is healthcare. I was considering LW for exposure to the healthcare sector, but don't want to load up on more REITs. Any thoughts?

Q: Would you add to HCG at today's prices? It appears to be dragged down along with other financials like the banks right now.

With regard to HCG, I am also trying to connect the dots on a couple of the guidelines that you have provided over the last couple of years, namely buy on upside strength and (generally) do not add to a losing position. Again, generally sell a stock when it drops 8-10%. I apologize if I am takinng anything out of context, but I am trying to make sense out this market. Case in point I have owned HCG for a couple of years, saw it drop and then recently start to reverse. So I added to my position on Monday and saw it drop 5% today! Ouch.

Hold and wait for a better time to buy or buy more now? (I am sure selling would not be a wise option for a quality company like HCG)

Q: I like the theme of seniors' care for the long term. I have a small position (<3%) of CSH.UN in my TFSA and it has done well over the last couple of years. Would you add to this or sell it and replace it with a different name in the same space. (I also have a bit of KMP and some D.Un in non-registered accounts, in case other REIT holdings might influence your comments.)

Q: Hi Team:
This Reit has dropped in share value, is it related to the falling oil prices that could affect the economy out West ?
Is the P/E ratio still high compared to Cdn Reit, H&R and Riocan ?
I am thinking of adding Bei.un for some income and growth to my portfolio, I already own the other 3 Reits mentioned above,
please comment if the payout ratio is reasonable or not, thanks!

Q: I heard that REIT would be considered a separate sector rather than a sub-index in the TSX index as of 2016. Is that true? How would it differ from the XRE and other ETFs? What specific REITs would compose this index? Would it be a good investment to buy the major REITs as HR.UN, CAR.UN or REI.UN now or wait until the end of the year as major index fund would presumably have to load up on those REITs to replicate this new sector?
