Q: Good Evening
I am going back to 2005 and note that D.UN has not cut their dividend for the last 11 years. The current yield though of over 10% suggests that a dividend cut may be in the cards. What is your opinion of this company? I am holding it for several years.
Do you recommend averaging down, holding or selling?
Do you anticipate a cut in the dividend?
Thank you

Q: Good morning 5i team!

I understand that the rental market (condos and apartments) continues to remain strong in the US and Canada due to housing affordability issues in both markets.

What are your thoughts on this macro trend in the housing markets and do you expect this trend to continue?

What is the best way to profit on this trend if it continues?
Can you please provide a few ideas in both the US and Canada (REITS,stocks etc.)?

Thanks once again for your unbiased independent investing perspective!!

Q: In the last Canadian MoneySaver Peter Lantos wrote an article on the benefits of investing in mortgages and points out that "big money" is heavily invested in real estate. Would REITs mimic the real estate and how does one invest in mortgages? Do companies such as FC qualify as mortgage investments? Thanks

Q: MRT.UN closed today at $13.42,a new low. Over the last 31 trading days it has lost more than 17% of its market value. In comparison, over the same period, XRE has declined only 4.3% in market value.
The yield on MRT.UN is now 7.1% and it trades a roughly half of NAV. I am torn between buying more, or beginning to reduce my exposure. Your comments would be appreciated.
Thanks Glen

Q: I hold a number of REITS in an registered account...AX.un BYD.un CSH.un GRT.un and HR.un, with BYD.un being 2 positions and the others being 1 position each. I have attempted to get a diversified mix of REITS in various sub-industries.
Does this mix seem reasonable for going forward for 3 to 5 years or should changes be made?
Also I have funds available to purchase another 1 REIT position in this registered account, aka RRSP. Would you suggest adding to the existing holds or adding another REIT.un, say MRC if it pays distributions rather than dividends?......Thanks....Tom

Q: Thank you for your comments on acc takeover. I was looking at the valuation metrics but still can t understand why such a big premium. Can you please confirm that the purchaser is paying $18.75 cash per share and is assuming the existing debt of more than 500m$?When looking at takover bid, am i correct to integrate the existing debt to the purchase price to take into account all the financial obligations of the purchaser (entreprise value concept) Based on 2015 financials and excluding the debt on the balance sheet they are paying 14 times ebitda and 34 times ffo. Thank you for your general comments.

Q: I'm considering purchasing MRC, either in RRSP or non-registered account, depending on the nature of the distributions/dividends. Are they distributions like those paid out by say AX.UN or are they dividends like those paid out by say BNS?.....Thanks....Tom

Q: The recent 5i report on Morguard Corp describes the company as a REIT; having held it for many years I can state that I receive dividends qualifying for the dividend tax credit and not distributions as a REIT would pay, leading me to believe this is a REOC - an operating company like FCR. Please correct me if I'm mistaken.

I believe it has always traded at a discount to its NAV but if it were to be taken over or taken private it would likely be at a value closer to NAV. What is the current NAV per share? One way I like to look at the dividend is based on my purchase price, it's closer to 2%, not a half %. Thanks, J.

Q: I cannot understand why you prefer CSH.UN over SIA. Over the past year SIA is up over 20% whereas CSH.UN is up just over 9 %. CSH.UN yields 4.5% compared to 5.6% for SIA. You can look at 3 and 5 year comparisons and SIA is clearly ahead of CSH.UN is stock price appreciation. SIA has the momentum and pays a higher yield so beats CSH.UN on both counts. Can you please explain your preference for CSH.UN.

Steve
