Q: I'm glad you agree with my conclusion of XRE vs US REITS. The heart of my question was on VNQ (my apology for messing up the symbol) and if not VNQ what can you recommend as a suitable US REIT ETF?

Q: Regarding MEQ. Could I get your thoughts on this company. If I recall correctly its a play on multi family housing in western Canada. How does their valuation look against say Boardwalk. Why don't they pay a dividend? If they were to pay a dividend on the same payout as boardwalk what would the yield look like.
Thanks, Rob
Thanks, Rob
Q: I had heard that US REITs were substantially "cheaper" than Canadian ones, yet when I compare Vanguard's VNG with PE of 40 and PB 2.5X with ishares XRE's PE of 13.5 and PB under 1 it doesn't seem so.
What am I missing and if not VNG as a suitable US REIT what can you recommend? Thanks, J.

Q: Could I get your comments on this stock. What do you think of the fundamentals, including payout ratio, growth potential? How do you feel about it as a long term hold? How expensive is it compared to other industrial REITs? Finally, what caused the big drop in January? Thanks.
Q: Hi Team,
What in your opinion are the best (4 or 5) growth REIT (if any?) and real estate companies available for inclusion in a cash account and why?
Thanks, Gilles

Q: Am looking at taking 2% position in either EXE,CSH.UN,or SIA for long term hold in my RSP.
Your thoughts on these 3 would be appreciate re: balance sheet, dividend security, growth prospects, operating issues and take over possibilities.
Thanks
Derek

Q: Would like your view on summit industrial reit
Thanks
Thanks
Q: Not sure what I'm doing wrong in the new format. I asked for a search on northwest healthcare reit but got no responses under either format. I'm pretty sure that there have been questions about this reit before, although perhaps I'm mistaken. Any suggestions?
Q: Would like your view on inn.un at current level.
Thank You.
Thank You.
Q: Do you like the bought deal?
-
Canadian Apartment Properties Real Estate Investment Trust (CAR.UN)
-
InterRent Real Estate Investment Trust (IIP.UN)
Q: I would much value your choice as always! Thanks.
Q: I am looking to take advantage of opportunities in the Calgary office space segment given the low price of oil. I purchased Boardwalk at $43 and I'm quite happy with it. I'd like to purchase a best in class REIT that focuses on the Calgary or Western Canada office segment. What would you recommend? This investment is for my RRSP and I consider it to be long term.
Thanks,
Jason

Q: hello 5i:
in a comment on CSH.UN today, you felt that it was a good buy for income and some growth. I wish to establish a position, BUT, I see at the present time, Chartwell trades at a P/CF of 29.5, vs a 5-year average of 16.8. This appears to be very overvalued. Can you comment please?

Q: HI,
Could you please comment on the news release April 8th- Chartwell Retirement Residences Announces Redemption of 5.7% Convertible Unsecured Subordinated Debentures. How do you feel this will impact the share price in the short term. How low could it get? I have been looking to add to my position. What price would be a good entry given the deb conversion is priced at $11.00 I suspect a high conversion rate and a certain amount of selling pressure (potentially strong) as debt investors are not equity investors. It looks like it has already started selling off in advance.
Thank you

Q: Are you still okay with owning this name for the generous yield and small capital appreciation? It's been hovering around it's 52 week low for a number of months now, and company insiders have been buying lately.
Q: Hello, Many Real estate investment trusts(e.g. IVR)and related ETFs (e.g. REM) distribute ~10 to 12% dividend. This appears very good but may be a high risk investment. What is your opinion about IVR REIT and REM etf?. Which one is better? or may be none?
Thanks
Thanks
Q: Is this a good entry point for a small new buy?Read your recent comments.Occupany @ 91.5%--is this too high? What percentage of revenue from Alberta & its effect.Appreciate your usual great services & views,.
Q: How would you compare AAR.UN,DIR.UN and Smu.un going forward as industrial reits.
Q: The signals on this stock are very confusing. S&P Capital rates this as a "Sell" (April 1) yet Thompson Reuters ranks it as an 8 out of 10 (Apr 6). Consensus analyst recommendations seems to be "Hold". Yet over the past 5 years, the stock price performance is slightly better than blue-chip H&R Reit. Last year the CEO bought $13.5M worth of shares, so either has faith in the company or is faking us out. Debt seems acceptable, price is below book value, earnings seem to be steady. The price is $2 to $4 lower than the average price from 2012 up to the collapse in July 2015, which would seem to indicate a bottom.
What is up ? Is the Target effect still in force ? Is the street just tired of this stock ? Buy, hold or sell ?
Thank you
