Q: Hi guys,

Can I get your thoughts on Artis REIT? I've been watching them for some time now. They have managed the Alberta downturn relatively well. Do you know, based on forecasts, when their cash flows are expected to grow again? Do you like the direction the company is taking (I seem to recall they are looking at getting out of US retail)?

As for Medical Facilities Corp, is the price drop all about the change of leadership? I own some but am not sure if I should be buying a bit more at these levels. The yield is very enticing.

Q: Hello,

I have a previous position in RioCan that has lost 6.5% value. I also have some spare cash from distributions to reinvest. I am tempted to add to the position in order to bring it to the allocation target and also average down cost. I see a lot of the REITs are suffering though, probably due to the recent interest rate hike. In addition RioCan has been mentioned in the news regarding Sears Canada stores shutdown. They defended very well though saying that Sears only attributed very little to their income.

Would you add to REI in this situation and do you see any fundamental concern going forward with RioCan?

P.S. I don't need the distribution income immediately and will reinvest it anyway.

Q: Dream Global Real Estate continue to diversified not only by Tenants but also geographically in Europe, and although they are payout is higher it keep improving. what do you think of the announcement of a big acquisition into the Netherland of $903.00 million worth of properties? I am thinking about participating on the offering they are given about 4.5% discount?
What is your opinion on the stock and the acquisition?

Q: What odds (high, medium, low) do you put on Riocan's strategy of building more residential on their existing properties having a 'worth while' impact on growth or dividend increases over the next 2 to 3 years?

The Financial Post reported Jan 2017 "The Toronto-based company has a portfolio of about 300 malls across the country, and is seeking to redevelop stores and add housing to at least 50 of them." Link to story: https://goo.gl/HZQQxG

The dividend increases have been small and infrequent over the last 9 years: Jan 2013 up 2.17% and Oct 2008 up 2.22%. Earlier dividend increases used to be roughly annual.

Note that I don't need the income from this stock, so it may be time to move on.

Q: I am retired, living on dividend income and have the following REITS in my portfolio in equal amounts and making up 10% of my portfolio. I am invested for the average yield of 6.6% the REITS generate.
Do any of the REITS have a dividend payout ratio near or over 100% or negative growth that I should be worried about?
Can you rate the REITS from best to worst?
I noted that you just sold the REIT ETF in the income portfolio and purchased CSH.UN. Based on your response, I may sell a couple REITS and replace with CRH.UN and NWH.UN for company growth that 5i is forecasting in the healthcare REIT space.

Q: Am thinking of adding 1/2 a position of NWH.UN to a tax advantaged account. Already have a half position in SIA. Would be interested to know degree of insider ownership and significance of institutional interest in NWH.UN and, if possible, short term debt (say, 18 to 24 month -- because of possible rate increases). Thanks for all you do. Deduct as many question 'points' as appropriate.

Q: just raised some cash as a result of tax loss sale of QTHR which i plan on
repurchasing before October.
am looking to park the cash in either KWH.un or NVU.un for a month or two. they both pay a handsome dividend - 7.84 and 7.96
do you have a preference?? would the proposed interest rate increase affect either of these two companies?
