Q: Hi, Can I get your perspective on U.S. Real estate. I am looking at investing in the US REITS and was wondering if now is a good time. I am looking at the following companies as well as the VNQ . Do you think the US reits is a good area to look into seeing as the US economy seems to be doing well and interest rates are low. Thanks

Q: I remember a fair amount of noise years ago about the baby boomers soon moving into retirement homes and recommending that people invest in these companies. To me it was nonsense because, at that point, the leading edge of that demographic was only approaching 70. Now the leading edge, born in 1946, is around 73 years old and will be moving into retirement homes with increasing frequency as they give up their own homes.
Which of these businesses would you recommend? Secondly, is it a government regulated industry that may never be allowed to charge what the market will bear? Finally there be a noticeable impact on the residential real estate market?

Q: I am wondering how to evaluate a REIT once it has exhibited a run-up like CAR (and others) have done. The yield has dropped to 2.5% - what will make the distribution grow? Is it only via acquisitions and/or property value increases? As they are largely in the apartment space in rent-controlled Ontario can this be seen as a significant sustainable driver or are their recent foreign acquisitions enough to drive significant growth? Industrial based REITs don't have the same constraints so do they have a "better" long term future or does their susceptibility to market cycles put up a cautionary note? All of this makes me wonder why REI, which is in the midst of a property mix turnover hasn't done better given that it is providing additional value to their portfolio with all of their strategic initiatives of converting retail to mixed-used properties.

Q: Good morning Peter, Ryan, and Team,

In your answer to Paul, you said that CAPREIT was 100% in rental apartments, which I don't believe to be the case. For example, two side-by-side buildings in Oakville, on White Oaks Blvd., and on Marlborough Court are serviced by a medium size strip mall that CAPREIT owns and is connected to the two apartment buildings. Tenants include Rabba, Burger King, and other fast-food and service/merchandise stores. Having said that, thanks for continually recommending CAR.UN. It has been a stellar performer for us. (We live nearby and are able to monitor our investment, and we note that CAPREIT is continually improving their properties.)

Q: Hi,
Morguard has bought a substantial position in PLZ and since the news release the stock keep moving up. I have sold 20% of my position because I do not believe that a takeover is in the cards but I am starting to doubt. Do you know who was the seller(s)? Michael Zakuta, the best REIT CEO in my opinion ( I worked 20 years in real estate), is the major shareholder and is still buying regularly. Has Morguard ever done a takeover? or taking a company private with management?
