Q: hi, ZRE is up 4.12% since 5i income portfolio purchase ( not sure the exact date of purchase for the income portfolio? ). the unit price is up 21 cents from 10 years ago, or about 1%. so basically holders of the ETF have gotten the dividend but nothing else really. I would have expected the unit price to be up much more than that since 2014, as property values have dramatically increased since 2014, as have rents. can you elucidate for us what is going on here ( im not convinced this is all interest rate action ). im wondering how well this ETF is tracking it's underlying holdings/investment thesis/philosophy? further, do you have data in regards the performance of ETF's in tracking their underlying holdings/investment thesis etc.? my guess is that they all "underperform" as they essentially are just another "equity" on the open stock market, sensitive to the irrationality of the markets? thanks for your insight! chris

Q: Hi group in view of upcoming mortgage renewals over the next 2 yrs. Do you see an increase in chip reverse mortgages which in turn should fuel growth in EQB " any idea how much of their business is in reverse mortgage's. In addition apparently lots of people cancelling or restructuring their house insurance what you thoughts and does an entry point make sense in IFC .

Q: OTEX is closing in on my technical buy area. I've read previous Q&A and I realize there is currently negative price action, which doesn't really bother me as a long term buy and hold - unless you see red flags. Just want to make sure about a few things.
Does present cashflow make the debt levels manageable ? How about compared to debt-laden sectors such as utilities and telcos - say, during "tough times".

Q: On June the 3rd there was an answer to a question about using RSI and MACD saying these were 2 things that would give you a lot of information if the stock was worth buying. On my iTrade account CLS stock, the RSI on May 30th tells me that I may see higher prices and the price is recovering.
The MACD tells me the volume, closing price, the pattern duration (one week) difference between short and long term bars and the EMA is bullish. Could you interpret that in easier language in case I am misinterpreting it. Incidentally, today the CLS is $72.00. What I read on Scotia, it indicated the prices would be higher over the next while.
Was this an iTrade analyst who prepared this or did it come from a third party?

With weak growth shown from crm , and being that I am already tech heavy, would it be advisable to sell crm to add to propel and Eqb ? Both growing much faster with much cheaper valuations ; but in banking sector instead of tech . However in the alternative banking sector which seems to be much higher growth than the traditional banks currently .

Q: a sunlife life insurance policy was purchased for grandchildren as an investment for them on the advice of a financial planner- I am embarrassed to say so far $9000 in annual premiums has been paid, with 11 more remaining before the policy is paid in full. If I cancel this policy it will be a loss. However; the dollars which would have gone to sunlife could be used for a better investment. Your suggestions would be welcomed. Other than Jason Donville's negative comments on Propel, could the insider selling be another reason for downward movement of the stock. I do find it surprising that insiders sold quite a bit, at much lower than the peak price. Could this be due to the stock options being vested on that particular date? Q: what did you make of bns quarterlies? This stock has been a laggard for over 10 years and dividend increase yearly does not even keep up with inflation. They usually increase dividend this quarter [albeit very small] but this quarter have kept dividend the same . I realize they pay a 6.5% dividend but as a shareholder you would like to
see a rising dividend yearly especially if price has done nothing for years. What do you
