Lats year there was a $1.1M lease termination payment, so funds flow was essentially flat year over year considering this. Net operating income rose 7.1%. Rental income rose 5.4%. Assets of $8B rose 1.7% Occupancy was 96.4%, up 0.2%. Payout ratio 73%. We would consider the results good and units buyable today.
